British Columbia gives roofers two climates in one province. The southwest coast, from Vancouver to Victoria, has mild, wet winters, so the urgent leads are leaks during long stretches of rain and wind. The Interior and the North have much colder, longer winters, so snow and ice drive the calls. Texting for a BC roofing company should reflect whichever climate your crews actually work in.
Roofing.Chat is based in Vancouver, but we're a marketing and consulting service, not a roofer. We set this up on your business; we don't do roofing work.
The coastal leak season
On the Lower Mainland and Vancouver Island, a roof can hold up fine in a dry summer and then show its age in the first week of steady autumn rain. Homeowners in Vancouver, Surrey, Burnaby, Richmond, Coquitlam and Saanich often discover a problem as a ceiling stain after several wet days, and they want to know quickly whether it's serious.
The first text there should separate "dripping now" from "stain I noticed". A template:
Hi [Homeowner first name], [First name] at [Business name]. Thanks for asking about your roof. Is water dripping inside right now, or is it a stain you've noticed? Reply DRIP or STAIN. I'll text you back by [time]. Reply STOP to opt out.
DRIP goes to whoever handles urgent work; STAIN gets the inspection booking flow with a request for a photo taken from inside.
Windstorms add surges on top of the rain. When a strong system crosses the coast, storm-surge mode should switch on before the office falls behind.
Interior and Northern BC
Kelowna, Kamloops, Prince George and other Interior and Northern communities see heavier snow and colder temperatures. Leads come from snow load worries, ice build-up at eaves, and spring discoveries once the snow melts.
For these markets, we usually write:
- a winter message that asks whether water is coming inside, and tells homeowners not to climb onto icy roofs
- a spring inspection flow that books checks in batches when the snow clears
- longer, honest wait windows in peak weeks, because travel between jobs takes longer
Regulators and programs worth knowing
These are reference links. We summarise; we don't advise on compliance.
- Worker safety: WorkSafeBC is the province's workers' compensation and workplace safety body, and roofing's fall hazards make it a central reference for any roofer.
- Consumer protection: Consumer Protection BC handles consumer matters, a useful link if homeowners ask how to check a contractor.
- Residential builders: if you also build new homes, BC Housing's Licensing & Consumer Services is the office for builder licences and home warranty questions.
- Privacy: the Privacy Commissioner's summary lists BC among provinces with their own private-sector privacy law. Text threads with addresses and home photos are personal information.
On programs: as of October 2026, the CleanBC Home Renovation Rebate Program lists rebates for energy-efficiency renovations such as insulation, but current amounts weren't confirmed. We found no BC rebate for roof replacement itself. Keep rebate language out of texts unless the homeowner raises it, and then point them to the administrator.
The BC business mix and how we'd approach it
BC's roofing market includes owner-operators on the Island, multi-crew residential firms across Metro Vancouver, and companies that also handle strata buildings. Strata work changes the texting setup: property managers and council members expect fewer, more detailed messages and a fast hand-off to an estimator.
Our usual BC sequence:
- Instant text reply on every lead source, with a DRIP/STAIN sort on the coast.
- Storm mode rehearsed before the autumn rains.
- Estimate follow-up for replacement quotes, which homeowners in high-cost markets often compare carefully.
Measuring it in BC
Because the coast's busy season is long rather than spiky, compare monthly response figures through the wet season rather than single days. In the Interior, compare peak snow weeks with each other. Our lead response guide explains the baseline, and the Canada-wide areas page shows how BC fits with other regions.
Frequently asked questions
When do BC roofing leads peak?
On the south coast, leak inquiries tend to climb with the autumn rains and windstorms and stay busy through winter. In the Interior and the North, colder, longer winters shift attention to snow, ice and spring inspections.
Does BC have its own privacy law for businesses?
Yes. The Office of the Privacy Commissioner notes that BC has a private-sector privacy law that can apply instead of PIPEDA for businesses operating within the province. Check the official summary for your situation.
Can my texts mention a CleanBC rebate?
Only carefully. The Home Renovation Rebate Program covers energy upgrades such as insulation, but current amounts weren't confirmed when we checked in October 2026, and we found no roof-replacement rebate. Send homeowners to the program site rather than promising anything.
